A clogged HVAC condensate line at a residence in Plano, TX 75093 caused an upstairs bathroom sink to overflow. Category 2 water affected the upstairs bathroom, closet, and bedroom before migrating into the first-floor kitchen ceiling, columns, and cabinetry. The scope covered 7,801 cubic feet across two Class 4 drying chambers.
Initial Assessment & Moisture Mapping
SS Water Restoration used HIKMICRO thermal imaging cameras to locate temperature patterns around the upstairs vanity, carpeted perimeters, and the 219-square-foot kitchen ceiling. Pin and pinless meters confirmed elevated moisture behind the vanity toe kick, inside the ceiling joist cavity, and along the kitchen island and perimeter cabinetry.
Mitigation, Containment & Structural Drying
Our crew isolated and dried both levels to address hidden moisture. For related concerns, see our guide to mold remediation in Plano.
- Floor protection and containment: Ram Board and plastic runners protected hardwood and tile in the kitchen and adjoining living areas. Floor-to-ceiling zippered plastic barriers contained the work zones.
- Targeted access openings: Compromised vanity toe kicks, baseboards, and affected drywall were opened so drying air could reach wet ceiling joists and wall framing. Our guide explains can wet drywall be saved after a leak.
- Two-story LGR dehumidification: An AlorAir Storm LGR Extreme dehumidifier operated upstairs, with a Phoenix DryMAX XL LGR dehumidifier and Syclone low-profile air movers serving the kitchen below. Moisture monitoring guided the drying process.
Verified Drying Results
Framing and cabinetry were monitored until the project drying standards were reached. Moisture readings and photographs were compiled to support the homeowner’s insurance claim, leaving both levels ready for the separate repair stage.
