Living Room Vanity Pipe Failure & Category 3 Water Mitigation in Plano, TX (75075)

Nov 6, 2026

A capped-off plumbing line failed inside a built-in living room wet bar vanity at a home in Plano, TX 75075. Water saturated the cabinet base, exterior wall cavity, and surrounding flooring. The project was classified as a Category 3 water loss within a 2,624-cubic-foot Class 4 drying chamber, requiring containment and environmental controls.

Initial Assessment & Moisture Mapping

SS Water Restoration used thermal imaging to guide moisture mapping and Protimeter meters to confirm wet materials. Initial recorded readings reached 99–100 in affected vinyl flooring, sill plates, drywall, and particle board. These readings depend on the instrument and material and should not be interpreted as equivalent actual moisture percentages across different materials.

Containment, Demolition & Sanitization

Our team carried out an 11-day remediation plan to address the Category 3 loss and water trapped under flooring:

  • Full containment chamber: Floor-to-ceiling plastic walls, tension poles, and zippered entryways isolated the wet bar and fireplace wall from unaffected living and dining areas.
  • Demolition and HEPA cleaning: Technicians removed the saturated particle board vanity, affected vinyl planks, wet drywall, and exterior fiberglass insulation to expose framing and the brick veneer. Exposed studs, sill plates, and concrete subfloors were HEPA-vacuumed and treated with an antimicrobial disinfectant.
  • Air scrubbing and LGR drying: Two BlueDri Air Shield 550 HEPA scrubbers, one Phoenix DryMAX XL LGR dehumidifier, and four Syclone low-profile air movers operated inside the chamber.

Verified Drying Results

Daily tracking confirmed final sill plate readings of 15.9%, below the 16.5% drying goal. Remaining vinyl flooring registered 18.2 on the recorded meter scale. Our guide to understanding your drying log and moisture readings explains how material targets and meter scales inform drying decisions. Documentation was prepared to support the homeowner’s insurance claim.
